When the time came to sell  my glamorous weekender overlooking the ocean, I spoke to four agents.  Some had a higher profile, a deeper track record, and / or a larger agency.  But there were three key reasons that I appointed Brent Pilkington and the team at Accom. 

The first reason was Relationship.  While other agents knew me during my 6 years of ownership, I never heard from them, ever, until I was ready to sell, when they then applied the 'full court press'.  Brent was the only person who consistently engaged with me from a sales opportunity perspective.  Brent invested time to know me, to understand my investment motivations and had introduced several possible buyers, long before I was ever on the market.  As a result, I had a relationship with Brent and strong foundations for trust.

The second reason was that Brent wanted it more.  He was hungrier than other agents.  My listing was important to Accom, it seemed not only to Brent, but all of the Accom team, who were all engaged and who each played their role.  We were able to have a sensible discussion around compensation (unlike other agencies that proposed 3% commissions, and even more in one case) and I never felt like I got less than another agency, in fact, I probably got more.  

Finally, my choice of Brent and Accom was based on a superior selling strategy.  Every other agency proposed a traditional 4 week campaign to an auction date with guide price around $3.5m and then "see where things go".  For me, this was too vague.  Fail at auction and your property starts to look unloved and may languish for many months.  I wanted an agent that believed in my property and was ready to defend its value.  Brent actively advocated a private treaty campaign and a guide price of $4.0m.  This approach enabled us to give each interested party the time they needed to resolve their position.  Accom ran very professional open houses across 7 weekends plus numerous private inspections.  Through the process I came to appreciate the significant local knowledge and contacts that Brent has.  We received several steadily increased offers and in under 2 months closed at $3.95m.  The successful purchasers inspected mid-campaign, but then offered on another property, before subsequently changing their minds and coming back to us.  If we had pursued an auction strategy, we would have missed this buyer.

Making the whole process easier, Brent and all of the team at Accom are all nice people.  I trust Brent and would be happy to deal with him and his team again.
