We’re so excited to welcome you to your new property. Our goal is to make your tenancy smooth, stressfree, and enjoyable from day one. This page is your goto guide for everything you’ll need during your tenancy — from reporting maintenance to paying rent and getting in touch with our team.
Getting Started
Before you settle in, please make sure you have:
- Returned all signed lease documents
- Paid your first and second weeks rent and 4 weeks bond (to bond board)
- Collected your keys
- Completed your entry condition report within the required timeframe (1 week)

Maintenance & Repairs
We understand that things can go wrong from time to time — that’s part of renting. The best way to ensure repairs are handled quickly is to report them through maintenance request form.
How to Report Maintenance
All Non Urgent Repairs Please submit all general maintenance requests via the form.
Include as much detail as possible and upload photos where you can. This helps us arrange the right tradesperson promptly.
Urgent Repairs
For urgent issues such as:
- No power, gas, or water
- Burst pipes or serious leaks
- Blocked toilet (where there is only one)
- Major storm damage
- Dangerous electrical faults

Rent Payments
All rent payments are managed through TenantBase.
Rent is due in advance and must be paid on or before your due date.
How to Pay
- Set up your preferred payment method in TenantBase
- View your rent ledger at any time
- Receive reminders and notifications
Please ensure your payments are kept up to date to avoid arrears.
If you ever experience financial difficulty, contact us as soon as possible — early communication is key.
Tenant Statements
We also need to add in the section tenants can access their own ledger, but I am not too familiar with this and will work with Kristy on it.

Looking After the Property
We ask that you:
- Keep the property clean and tidy
- Notify us of any damage or issues as soon as possible
- Seek written approval before making any changes to the property
- Be mindful of neighbours and local noise regulations
Routine inspections will be carried out during your tenancy, with appropriate notice provided in advance.
