Applying & Moving In
How do I apply for a property?
You can apply online via the link provided on our website Applications can also be summited through realestate.com under the property. We recommend attending an inspection after applying.
What documents do I need to apply?
You will usually need:
- Photo identification (e.g. driver’s licence or passport)
- Proof of income (recent payslips, Centrelink statement, or employment contract)
- Rental history details (including previous agents or landlords)
- Personal or professional references
Can I apply for more than one property?
Yes, you are welcome to apply for multiple properties. Please let us know your preference of property and if your circumstances change or if you secure another property.
What happens after my application is approved?
You will be sent via email an approval letter containing information on holding deposits and bond amounts and where to pay these too. Once we receive the non-refundable holding deposit the property is secured for yourself and we will start sending the tenancy documents to you.
How much bond and rent is required upfront?
Each realestate company will be sightly different. For Accom Property we require 2 weeks rent and 4 weeks rent to the NSW Bond board.
Can I move in on a weekend or public holiday?
Move-ins generally occur on business days, as keys are collected from our office. Weekend or public holiday move-ins may be possible by arrangement but must be confirmed in advance and are subject to availability.
Rent & Payments
How do I pay my rent?
Rent is paid via the payment method outlined in your lease agreement, most commonly direct debit or bank transfer. Full details will be provided at the start of your tenancy.
When is my rent due?
At Accom Property, we draw deft payments every Friday. You can set up to pay weekly/fortnightly/monthly/quarterly. Please email any change requests to rentals@accomproperty.com
What happens if my rent is late?
If your rent falls into arrears, you may receive a reminder or notice. Ongoing late payments can result in formal breach notices being issued in line with tenancy legislation. We encourage tenants to contact us as soon as possible if they are experiencing financial difficulty.
Can I change my payment method?
Yes, in most cases you can request a change to your payment method. Please contact our office and we will advise you of the available options and process.
Will I receive rent receipts?
Yes. Rent receipts are issued in accordance with legislative requirements and are available for your records, either electronically or upon request.
Can I pay rent in advance?
Yes, you are welcome to pay rent in advance at any time. This can be helpful if you are planning time away or prefer to stay well ahead in your payments.
Maintenance & Repairs
How do I request maintenance?
All maintenance requests should be submitted in writing through our online maintenance request form (hyperlink). Please include as much detail as possible, along with photos if available, so the issue can be assessed and actioned quickly.
What is considered an urgent repair?
Urgent repairs are issues that pose a risk to health, safety, or the property, such as:
- Burst water pipes or serious water leaks
- Gas leaks
- Electrical faults or power outages
- Blocked or broken toilets
- Major roof leaks
- Faults that make the property unsafe or unsecure
These require immediate attention.
What should I do in an emergency?
For urgent repairs outside business hours, contact our nominated emergency tradesperson listed in your tenancy agreement. If there is an immediate danger to people or property, contact the relevant emergency service first (e.g. 000 for fire or gas emergencies), then notify our office as soon as possible.
Do I need to be home for maintenance?
No, you do not have to be home but If you would prefer to be present, please let us know when lodging the request so we can try to accommodate your availability.
Who is responsible for minor repairs?
Tenants are responsible for any damage caused by misuse or neglect. Minor items such as replacing light globes or smoke alarm batteries (where accessible) are generally the tenant’s responsibility unless otherwise stated in your lease.
Living in the Property
Can I hang pictures or mount a TV?
Minor changes such as hanging pictures are generally permitted, provided they do not cause damage beyond fair wear and tear. Wall mounting a TV or making larger alterations usually requires written approval from the landlord. Any changes must be returned to the original condition at the end of your tenancy, unless otherwise agreed.
Am I allowed to have a pet?
Pets may be permitted with the landlord’s approval. You will need to submit a pet application outlining the type and size of the pet. Approval is subject to the owner’s consent and may include reasonable conditions. Please submit a pet application form (hyperlink) and email the office with request in writing.
Can I have a roommate?
Additional occupants must be approved by the landlord and listed on the lease. If you wish to add a roommate, please contact our office before anyone moves in so the correct paperwork can be completed.
What is my responsibility for cleaning and upkeep?
Tenants are responsible for keeping the property clean and in good condition throughout the tenancy. This includes regular cleaning, lawn and garden care (if applicable), and promptly reporting maintenance issues.
Can I change the locks?
Locks must not be changed without written permission from the landlord or agent. If approval is granted, copies of all new keys must be provided to our office.
What happens if I accidentally damage something?
Please notify us as soon as possible. Accidental damage can often be repaired quickly and affordably if addressed early. You may be responsible for the cost of repairs, depending on the nature of the damage.
Inspections
How often are routine inspections?
Routine inspections are generally conducted up to four times per year (approximately every 3–6 months), in line with tenancy legislation.
Do I need to be home for inspections?
No, you are not required to be home. Our staff will use the office keys to access the property. You are welcome to be present if you wish.
How much notice will I receive?
You will receive written notice in advance, as required by legislation (usually at least 7 days’ notice), advising you of the inspection date and time.
What do inspectors look for?
Inspections are to ensure the property is being looked after and to identify any maintenance issues. We check:
- General cleanliness and condition
- Any damage beyond fair wear and tear
- That the property is being used appropriately
- Maintenance items that may need attention
They are not pass/fail assessments, but an opportunity to keep the property in good condition.
Moving Out
How do I give notice?
Notice must be provided in writing. Please include your intended vacate date and ensure it aligns with your lease terms and legislative requirements.
How much notice do I need to provide?
The amount of notice required depends on your lease type and circumstances. In NSW, this is commonly:
- 14 days at the end of a fixed-term lease
- 21 days during a periodic (month-to-month) lease
Different timeframes may apply in specific situations, so we recommend contacting our office to confirm.
Do I need to professionally clean the property?
The property must be returned in the same condition as when you moved in, fair wear and tear excepted. Professional carpet cleaning is required if it was done prior to your tenancy or stated in your lease. All other areas must be thoroughly cleaned to a professional standard.
What condition should the property be left in?
The property should be:
- Clean and tidy throughout
- Free of personal belongings
- Lawns mowed and gardens maintained (if applicable)
- Undamaged beyond fair wear and tear
- Returned to its original condition where possible

How do I get my bond back?
Once you have vacated the premises and handed back keys to the office. A staff member will attend the property to do an outgoing inspection. Once this is complete and all outstanding matters are finalised, the bond will be returned.
What happens if I leave early?
If you vacate before the end of your fixed-term lease, you may be responsible for break lease costs, including advertising, re-letting fees, and rent until a new tenant is secured (as permitted by legislation). We will explain these costs to you in writing.
When will my final inspection be done?
The final inspection is carried out after you have vacated, returned the keys, and completed all cleaning. This is usually done within a few business days of your vacate date.
